Blanchard & Calhoun Commercial seeks equity partners to participate in many projects. One of the major objectives of Blanchard & Calhoun Commercial is to generate profits and cash flow for its joint venture partners at a challenging, but manageable rate. We look for a select group of people to invest with who are seeking stable income with upside growth potential in real estate. All investments have risk, but there are significant advantages to investing with a company with a proven track record and a dynamic team experienced in commercial and residential development. Each investment is uniquely sized to the needs of our passive investment partners. Most investments are structured to give the equity partners a preferred return, plus participation in the upside growth of each property. The developments and ownerships are structured in single purpose entities so that each investor can clearly track the success of an investment. In recent transactions, investors have received an 8% preferential return on the unreturned portion of their capital, plus an upside generating a total annualized return of 17% or more (although there is no guarantee on any of these stated returns). Our goal is to create value and wealth for our clients balanced by reasonable risk and understanding of the market. Blanchard & Calhoun Commercial has an excellent record in creating profitable ventures and we are constantly looking for new investment partners with as little as $50,000 up to institutional and REIT investors.
